The Position

As an integral member of our Facilities Operations & Maintenance team, this Project Manager position provides for a single point of contact (SPOC) who directly supports capital and other significant project work at a large multi-building site. Multiple projects often run concurrently.

From project initiation through closeout, the SPOC is responsible for successfully driving and achieving key milestones, including but not limited to developing and establishing building and system operational requirements, preparing and managing status dashboards, and performing equipment and system inspections throughout the project lifecycle. The SPOC is also responsible for ensuring that the project team has provided a comprehensive turnover package to the organization prior to project completion.

This position requires strong organizational skills, an ability to effectively prioritize competing demands and resolve roadblocks, and escalate issues as needed.

Responsibilities: 

The responsibilities for this position may include, but are not limited to:

  • Responsible for supporting various facility related projects as the single point of contact (SPOC) for Site Operations. 

  • Will handle projects executed by the Design and Construction organization, which include plant infrastructure, process equipment, utilities, lab modifications, landscaping and NWE transitions. 

  • Will be responsible for project’s cost ranging from $100,000 to $10,000,000. 

  • Prepare status dashboards, inspect equipment, review plans and specifications for a particular project. 

  • Take ownership of the Turn Over Package (TOP) requirements and are responsible for the TOP acceptance. 

  • Support multiple projects at the same time. 

  • Responsible for prioritizing work by determining how much time is spent on a project and perform the work under limited direction.

  • Provide guidance and monitor the work activities for our service providers who are responsible for drafting the maintenance plans, work instructions and LOTO’s for the projects. 

  • Enables communications and acts as liaison between Project Manager, Site Operations, & Key Stakeholders. 

  • Resolves roadblocks or escalates issues (if necessary) using the Project Handover Governance Process. 

  • Participates on projects by attending meetings and reviewing materials in timely manner.

  • Will act as the key member of the project team from conceptual design and ensure the project is completely handed over to Facility Operations. 

  • Ensure a “perfect handover” which means the Facilities Specialist has confirmed that all EIN’s, Maintenance Plans, BOM’s and LOTO’s are accurate and complete. 

  • Develops Project Handover Dashboards and monitors status throughout a project. 

  • Works closely with the FSPE Program Manager to determine additional Site Ops resources for larger projects and to align on project requirements. 

  • Support project document reviews including User Requirement Briefs (URB), Design specifications, equipment Factory Acceptance Tests (FAT), Site Acceptance Tests (SAT), and Commissioning Protocols.

  • Support new systems and equipment start-up activities (i.e. witnessing commissioning activities as "owner"). Schedule Site Operations attendees for new equipment/ system training.  

  • Assist in scheduling shutdowns with end users.

  • Take responsibility for FOM project support to ensure effective, efficient and timely implementation.

  • Ensures maintenance plans and work instructions are in SAP and training is verified and up-to-date.

  • Ensures all equipment LOTO’s are written, approved and in SAP prior to FOM assuming maintenance and repair responsibility.

  • Develops solutions to complex problems that require a high degree of ingenuity, creativity and innovativeness.

  • In collaboration with the FSPE Program Manager, identifies opportunities for continuous improvement for methods and procedures. Pursue changes and upgrades to the project as warranted.

  • Interact with all functional areas and divisions involved in a project. Work closely with Plant Engineering, PTAA, D&C, and Quality.

  • Effectively communicate with an extensive array of manufacturing, research and development, and administrative customers.

  • Seeks feedback from customers and/or stakeholders.  Understands and delivers on customer requirements.

Requirements:

  • BS or BA in an Engineering/Facility related field or Project Management or substantial relative experience.

  • Minimum of 10 years’ experience with facilities management, utilities operations, maintenance program management and laboratory equipment maintenance.

  • Experience working on large capital projects and being part of the project team.  Ability to review project construction drawings and provide evolving design comments. 

  • Expert knowledge of utility equipment, including large chillers, stream boilers, air compressors and pumping systems desired.

  • Experience with GMP maintenance operations, document control processing and repair is desired.

  • Skilled in reading and evaluating blueprints, technical schematics, design drawings, plans, specifications and technical schematics strongly preferred.

  • Experience with Lean/Six Sigma business process improvement methodology is strongly preferred.

  • Strong communication and collaboration skills including the ability to effectively present proposed plans and results to management.

  • Exceptional teamwork and collaboration skills are essential to facilitate the work of cross-functional and interdepartmental teams.

  • Experience working in the life sciences industry highly desired.

  • Self-starter with strong analytical and problem-solving skills.  

  • Proven track record of developing practical solutions for a variety of complex problems and initiatives.

  • Knowledge of applicable environmental health statutes, rules, regulations, ordinances, codes, administrative orders and other operational guidelines and directives desired.

  • Effective communication skills are critical.

  • Strong customer service, technical, problem-solving, and organizational skills.

  • Must be dependable, attention to details, and proficient in coordination tasks.

  • Clear communicator, both verbally and in writing.

  • Ability to work with minimum or no supervision.

The expected salary range for this position based on the primary location of California is $113,500 - $210,700.  Actual pay will be determined based on experience, qualifications, geographic location, and other job-related factors permitted by law.  A discretionary annual bonus may be available based on individual and Company performance.  This position also qualifies for the benefits detailed at the link provided below.
