Location: India

Role Responsibilities

As a leader of Workspace Design & Project Management subvertical, you will be responsible for efficient and consistent management of operations across various regional construction management activities for new build out /Renovation/Refurbishment of offices to meet business requirements and demand, in compliance with local / regional statutory regulations, process, audit requirements, as well as achieve organization global objectives of innovation, positive employee experience, cost savings, and best practices.

 

Team management and delivery of global strategic mandate & administering global office development programs with best practices in processes, systems and reporting becomes the key which includes -

1.     Should be able to think strategically and plan for both short & long-term business solutions

2.     Shall be responsible to manage various large, medium and small projects globally in line with the country laws & enterprise strategies, this can range anywhere between 100,000 Sft to 500,000 Sft per annum and may exceed based on enterprise requirements

3.     Project management process from Initiation, planning, execution, monitor, documentation, close out and handing over to Facility Management team

4.     Cognizant stake holders Management – Including but not limited to Coordination with business end users, Strategy, IT, Corporate Security, Facility Management team

5.     Design development – Understand requirements, adopt 3 Stage design development process - Concept, Schematic Design, Detail design. Ensure applicable building code, statutory compliance requirements, standard contract management methods are compiled in the design.

6.     Cost management: Budget preparation, procurement strategy, cost tracking against work progress, financial audits and closure

7.     Should manage cumulative CAPEX & delivery within the laid out financial plan, this could range from USD.20 Mn to 50 Mn per annum

8.     Ensure implementation of Design Play book, branding guidelines & Future of work design models

9.     Management Information System (MIS)

10.  Comply to the ESG & Net Zero objectives of the organization

11.  Ensure compliance to the higher EHS standards of the organization and local statutory rules and regulations

12.  Take preventive measures against any liabilities or risks to organization

13.  Ensure internal customer satisfaction with the performance of the Real Estate team

14.  Deep dive in objectives /requirements asked by end-users, while being sensitive to needs

Capabilities

3. Real Estate knowledge: Knowledge of current and emerging trends in commercial real estate, regulations, technologies, space planning and allocation; Complete understanding of all commercial real estate contract obligations

4. Software and systems: Proficient / has experience with third party real estate management systems, including MS Projects, AUTO CAD, MS office

5. Should be fluent in English, in addition any other languages like Mandarin/ Filipino / Indonesian would be preferred.

6. Travel: Ability to travel and promote real estate across the region.

 

Qualification and Experience:

1.     Minimum education level: Bachelor’s degree in graduate engineer in Civil/Electrical/ Mechanical with Master degree in Project Management / Business Administration / real estate related field

2.     20+ years of experience in Real Estate experience in developing & delivering office projects, including Construction Management, Facilities Management or related field with a global company. Experience in local region is preferred.

3.     Any additional Certifications from PMI, RICS, ASHRAE, and EHS would be beneficial.
